How do I know if a CSS will benefit me?

If you have bought, remodeled, or made major land improvements in the last year, you would most likely benefit from a cost segregation study.

In normal practice, a residential property is depreciated over 27.5 years. By segregating a properties assets into 5, 7, 15 and 27.5 year depreciable lives, you frontload your depreciation write-offs into the first couple years of owning that property. By doing this, you greatly lower your tax liability off your passive income, and this gives you more operating income to re-invest, save or spend.

We offer two different options for a study. First is our CSS Lite. A Lite study is for properties with a basis of under $500,000. We will compute information such as square footage, siding type, roof type and various similar items. With this information we will deliver a new depreciation schedule that you will file with your taxes and get the benefits of a full CSS study. This study does not require an onsite visit.

Secondly, we offer a full cost segregation study. This study is a more thorough option designed for properties with a basis greater than $500,000. We will perform an Onsite visit where our inspector will note everything about the property from siding, drywall, water heaters to outlets. All of this information will be computed and each individual item will be reclassified into it's appropriate depreciable life. These projects often take longer than a Lite study so please give yourself time before tax season ends. We will provide you with a form to file with your taxes to give you the benefits of the study.
